B.A. 07-21 Kerry and George Stumpf, 15516 Peach Hill Court, Unit 701, Chesterfield, Missouri 63017 – request an exception to the Natural Resource Protection Standards for the purpose of installing a fence (aluminum type, to be 54 inches in height) upon the property located at 627 Old State Place Drive (Locator Number 24U240563; Old State Place Subdivision, Lot 1), which would thereby authorize this structure to be placed within the Natural Resource Protection Area, which is fully protected. The extent of encroachment into said area would encompass a majority of the rear yard area of this 0.45 acre lot, from the rear façade of the dwelling, along the perimeters of both side-yard areas, and include a portion of the rear yard space as well. This request is contrary to the requirements of Chapter 420.200 Natural Resource Protection Standards and Procedures of the City of Wildwood Subdivision and Development Regulations, Chapter 415.120 R-1A 22,000 square-foot Residence District of the City of Wildwood’s Zoning Ordinance, and Planned Residential Development Overlay District [PRD] #1147, which was approved by the Wildwood City Council in 2005. This particular request does not offer an exchange of protected/non-protected area, as a component of it, but does include a landscaping component. (Ward Seven) 

 

B.A. 08-21 Tom and Stacie O’Connell, 16621 Kolbie Manors Court, Wildwood, Missouri 63040 – request an exception to the Natural Resource Protection Standards for the purpose of maintaining an existing fence, which currently encroaches into a portion of the lot’s 100% protected area, all being located at 16621 Kolbie Manors Court (Locator Number 24U430735; Manors at the Enclaves Subdivision, Lot 6).  This request is contrary to the requirements of Chapter 420.200 Natural Resource Protection Standards and Procedures of the City of Wildwood Subdivision and Development Regulations, Chapter 415.120 R-1A 22,000 square-foot Residence District of the City of Wildwood’s Zoning Ordinance, and Planned Residential Development Overlay District [PRD] #1147, which was approved by the Wildwood City Council in 2005. This particular request does not offer an exchange of protected/non-protected area, as a component of it.  (Ward Eight)

 

B.A. 09-21 Patrick Tueth, 251 Cherry Hills Meadows Drive, Wildwood, Missouri 63040 - requests an exception to the Minimum Yard Requirements (General) for the purpose of constructing a sport court upon the property located at 251 Cherry Hills Meadows Drive (Locator Number 24V340628 – Lot 32 of The Meadows of Cherry Hills Subdivision), which would thereby authorize a rear yard setback distance of ten (10) feet in lieu of the required fifteen (15) feet. This request is contrary to the requirements of Chapter 415.140 R-3 10,000 square-foot Residence District Regulations of the City of Wildwood Zoning Ordinance and St. Louis County Planned Environment Unit (PEU) Ordinance #17,554 [1995]. B.A. 10-21 Dave Hummert, 224 Cherry Hills Meadows Drive, Wildwood, Missouri 63040 - requests an exception to the Minimum Yard Requirements (General) for the purpose of installing a permanent standby generator at 16326 Black Cherry Drive (Locator Number 24V620944  – The Meadows at Cherry Hills Subdivision, Lot 123), which would thereby authorize a side yard setback distance of three (3) foot in lieu of six (6) feet. The placement of the generator must adhere to a minimum distance of five (5) feet from any combustible wall (the side of the dwelling), which causes it to encroach into the setback of this side yard area the cited distance. This request is contrary to the requirements of Chapter 415.140 R-3 10,000 square-foot Residence District Regulations of the City of Wildwood Zoning Ordinance and St. Louis County Planned Environment Unit (PEU) Ordinance #17,554 [1995].
