The Board of Adjustment of the City of Wildwood will hold a public hearing that will begin at 7:00 p.m., on Thursday, January 21, 2021, via an online meeting platform (Zoom). The webinar will originate from City Hall, which is located at 16860 Main Street, Wildwood, Missouri 63040.  The City of Wildwood respectfully requests all petitioners and other interested parties participate via Zoom’s webinar platform. Written comments are encouraged and can be submitted via the City’s website until Wednesday, January 20, 2021, at 5:00 p.m. (CST).  All comments submitted for these purposes will become part of the record, pertinent to the applicable case number.

The purpose of this hearing is to consider requests for variances to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual properties identified below. Please review the individual notices of publication pertaining to your petition of interest for information relating to it.  To report any inaccuracies in the text or seek further information about these requests, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this public hearing, the following requests will be presented to the Board of Adjustment for consideration and action:





I.

B.A.1-21 Stephanie Valli, 16308 Cherry Hills Meadows Court, Wildwood, Missouri 63040, c/o Cory Geroski, Geroski Design Group LLC, 4 Seclusion Woods, Festus, Missouri 63028

- requests an exception to the Minimum Yard Requirements (General) for the purpose of constructing an in-ground swimming pool, with associated concrete decking and retaining wall, all of which are accessory to the established principal use (i.e. existing single-family dwelling, circa 1994), upon the property located at 16308 Cherry Hills Meadows Court [St. Louis County Locator Number 24V621101; Lot 101 – The Meadows at Cherry Hills Subdivision]. If granted, this variance would thereby authorize a rear-yard setback distance of twelve (12) feet in lieu of the required fifteen (15) foot standard. This request is contrary to the requirements of Chapter 415.140 R-3 10,000 square foot Residence District Regulations of the City of Wildwood’s Zoning Ordinance and Section 2(2)(e) St. Louis County Planned Environment Unit (PEU) Ordinance #16,676.  (Ward Eight)

B.A.2-21 Praveen Vaddanam, 119 Sweet Cherry Way, Wildwood, Missouri 63040

- requests an exception to the Minimum Yard Requirements (general) for the purpose of maintaining a sundeck on an existing single-family dwelling (circa 2016), which is located upon the property addressed as 119 Sweet Cherry Way [St. Louis County Locator Number 24V640681; Lot 6A of The Manors at The Meadows at Cherry Hills Subdivision]. If granted, this variance would thereby authorize a front-yard setback distance of sixteen (16) feet in lieu of the required twenty (20) foot standard. This request is contrary to the requirements of Chapter 415.150 R-4 7,500 square foot Residence District and Planned Residential Development Overlay District Ordinance #2060, which was approved by the City of Wildwood on November 10, 2014. B.A.3-21 Eric and Jamie Bradley, 18315 Ridgecrest Acres Drive, Wildwood, Missouri 63069

- request an exception to the Minimum Yard Requirements (General) for the purpose of constructing a new detached garage addition onto a single-family dwelling (circa 2018) upon the property located at 18315 Ridgecrest Acres Drive [St. Louis County Locator Number 27X510057], which would thereby authorize a front yard setback distance of twenty (20) feet in lieu of the fifty (50) foot standard, as measured from the edge of the private roadway easement of Ridgecrest Acres Drive.  This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood’s Zoning Ordinance.
