requests an exception to the Sign Regulations and Minimum Yard Requirements (General) for the purpose of constructing a freestanding monument sign at 17315 Manchester Road [St. Louis County Locator Number 23W310261], which would thereby authorize a front-yard setback distance of zero (0) feet in lieu of the fifty (50) foot standard for this structure along the property’s State Route 100 and Pond Road frontages. In addition to the setback distance reduction, the proposed monument-type sign, as proposed, requires the following considerations as well: 1.) a sign height of twelve (12) feet in lieu of the ten (10) foot standard; 2.) a sign width of nineteen (19) feet in lieu of the ten (10) foot standard; 3.) a sign size that totals sixty-nine (69) square feet in lieu of the fifty (50) square-foot standard. These requests are contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance and Chapter 415.410 Sign Regulations for “FP,” “PS,” “NU,” and all “R” Districts of the City of Wildwood Zoning Ordinance. (Ward One) A continuance was granted at the August 16, 2018 meeting, postponing any decision, pending MODOT approval. Said agency’s approval for clearing of vegetation within the right-of-way area has been obtained by the petitioner. The petitioner has also modified the sign location for its initial plan, which does not require the aforementioned setback variance consideration; therefore, the request from 2018 is being amended, with a 2019 case number, and posted as B.A. 1-19, with B.A. 25-18 to be withdrawn.
