PUBLIC HEARING
BOARD OF ADJUSTMENT OF THE CITY OF WILDWOOD, MISSOURI

The Board of Adjustment of the City of Wildwood will hold a public hearing at 7:00 p.m. on Thursday, August 15, 2019 in the City Hall Council Chambers, 16860 Main Street, Wildwood, Missouri 63040. The purpose of this hearing is to consider requests for variances to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual properties identified below. Please review the individual notice of publication pertaining to your petition of interest for information relating to it. To report any inaccuracies in the text or seek further information about these requests, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this hearing, the following requests will be considered by the Board of Adjustment for action:



I.

B.A. 14-19 Covert-Corsair Homes, Inc., Profit Sharing Plan, P.O. Box 280, Wildwood, Missouri 63040 c/o Mary Kay Corsair, 17617 Melrose Road, Wildwood, Missouri 63038

requests an exception to the Failure to Commence Construction (General) and the General Development Conditions (Particular) for the purpose of extending the deadline for the commencement of substantial construction at 16815 Manchester Road (Locator Number 24V630286), which would thereby authorize the deadline for substantial construction to begin on this project no later than July 17, 2020, in lieu of the previous deadline of January 17, 2019. This request is contrary to the requirements of Chapter 415.190 C-8 Planned Commercial District Regulations of the City of Wildwood Zoning Ordinance and C-8 Planned Commercial District Ordinance #1953, which was approved by the City of Wildwood in 2013, and governs this property. The Planning and Zoning Commission unanimously recommended the extension on February 4, 2019, while the City Council denied it, when presented this request on February 25, 2019. (Ward Eight)  A similar request, B.A. 7-19, was postponed at the April 18, 2019 Meeting; heard and then denied at the May 16, 2019 Meeting.

B.A. 15-19 Ryan Jett, AGNST/GVTY, Tenant at 16497 Clayton Road, Wildwood, Missouri 63011 [Banyan Ventures, LLC., 7645 Delmar Boulevard, St. Louis, Missouri 63130 - Owner of Winding Trails Center] c/o Becca Johnson, Landmark Sign Company, 175 Chesterfield Industrial Boulevard, Chesterfield, Missouri 63005

request an exception to the Supplementary Regulations [Section A.8.g.] relating to Business Signs – Attached to Wall, for the purpose of illuminating two (2) authorized wall signs at 16497 Clayton Road [St. Louis County Locator Number 21U120327; Lot 5 of the Resubdivision of Lot 1 of the Boundary Adjustment of Lots 1 & 2 of Mallard Park Estates], which would thereby allow the selection of the light source to be internal versus external, as required for this specific commercial center. This request is contrary to the requirements of Chapter 415.420 Sign Regulations for All “C” and “M” Districts of the City of Wildwood Zoning Ordinance and C-8 Planned Commercial District Ordinance #977, which was approved by the Wildwood City Council in 2003. B.A. 16-19 New Community Church, 16801 Manchester Road, Wildwood, Missouri 63040 c/o Jeremiah Kirberg, 2634 Highway 109, Suite A, Wildwood, Missouri 63040

requests an exception to the City’s Sign Regulations for the purpose of erecting certain permanent signage at 16801 Manchester Road (Locator Number 24V630297), which would thereby authorize a monument-style Information Sign to be at a size of 55.67 square feet in lieu of the thirty (30) square-foot requirement of the site-specific ordinance.  This request is contrary to the requirements set forth in the City of Wildwood Zoning Ordinance Chapter 415.420 Sign Regulations for “C” and “M” Districts and Chapter 415.190 C-8 Planned Commercial District Regulations, and St. Louis County C-8 Planned Commercial District Ordinance #15,517. (Ward Eight)
IV.

B.A. 17-19 Geeta Ramayan Group of Greater St. Louis, 131 Tartan Green Boulevard, Ellisville, Missouri 63021 c/o Mike Buescher, MB Engineering, Inc., 14851 Remington Road, Marion, Illinois, 62959

requests an exception to the Minimum Yard Requirements (General) for the purpose of constructing a place of worship, with associated parking area, at 1431 State Route 109 (Locator Number 22W640123), which would thereby authorize a front yard setback distance of twenty-five (25) feet in lieu of the required fifty (50) foot standard, from both Old Eatherton Road and State Route 109. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward Three)
