The Board of Adjustment of the City of Wildwood will hold a public hearing that will begin at 7:00 p.m., on Thursday, September 17, 2020, via an online meeting platform (Zoom), which will originate from City Hall, which is located at 16860 Main Street, Wildwood, Missouri 63040.  The City of Wildwood respectfully requests all petitioners and other interested parties participate via Zoom’s webinar platform. Written comments are encouraged and can be submitted via the City’s website up until Wednesday, September 16, 2020, at 5:00 p.m. (CST).  All comments submitted for these purposes will become part of the record, pertinent to the applicable case number.

The purpose of this hearing is to consider requests for variances to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual properties identified below. Please review the individual notice of publication pertaining to your petition of interest for information relating to it.  To report any inaccuracies in the text or seek further information about these requests, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this hearing, the following requests will be presented to the Board of Adjustment for consideration and action:




I.

BA21-20 Glenn M. Travers and Elizabeth (a/k/a Libby) Travers, husband and wife, 785 St. Paul Road, Wildwood, Missouri 63021

- request an exception to the Miscellaneous Regulations of the Zoning Ordinance, which states no more than one (1) single-family dwelling can be located on a lot or tract of land at any given time, for the purpose of maintaining an existing residence (original) at 785 St. Paul Road (Locator Number 25T440033; Nicholas Destrehan Estate Subdivision, Part of Lot 3 and Section 8-44-4), while a new single-family dwelling is constructed.  The existing residence (original), with the completion of construction of the new single-family dwelling, would then be converted to an accessory structure, meeting all requirements as specified in Chapter 415.030 Definitions - ‘Accessory Structure.’ This request is contrary to Chapter 415.090 NU Non-Urban Residence District Regulations and Chapter 415.380 Miscellaneous Regulations of the City of Wildwood Zoning Ordinance. BA22-20 Jonathan Heyel, c/o Joe Wiedemeier, 1600 Heritage Landing, St. Charles, Missouri 63303

– requests an exception to the Specific Yard Requirements and Exceptions for the purpose of constructing a private stable, which is to be located upon the property addressed as 1289 Christmas Valley Drive [St. Louis County Locator Number 20V230237; Parcel A of Section 24-45-3 Boundary Adjustment.] If granted, this variance would thereby authorize a side-yard setback distance of seventy (70) feet in lieu of the required one hundred (100) foot standard, which is specific to private stables. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood’s Zoning Ordinance. (Ward Two)
III.

BA23-20 Patricia and Robert “Dean” Bordeaux, 233 North Sappington Road, St. Louis, Missouri 63122

– request an exception to the Floodplain District Regulations of the City of Wildwood for the purpose of constructing a single-family dwelling, which would be situated upon the property located at 816 Forby Road (Locator Number 28W630212; Bopp Estates Resubdivision – Tract C). If granted, this variance would thereby authorize a floodplain setback distance of twenty-five (25) feet, in lieu of the fifty (50) foot standard, as well as a Base Floodplain Elevation of 0.5 feet, in lieu of the two (2) foot standard. This request is contrary to the requirements of Chapter 415.070 FP Floodplain District Regulations and Chapter 415.090 NU Non-Urban Residence District Regulation of the City of Wildwood Zoning Ordinance; Chapter 405.050 Provisions for Flood Hazard Reduction; and Chapter 425.050 Standards – Safety Precaution of the City of Wildwood Grading Code. An identical variance was requested at this location, and approved by the Board in April 2019. The use was not established, therefore the action upon the previous variance request expired. (Ward Six)
