The Board of Adjustment of the City of Wildwood will hold a public hearing at 7:00 p.m. Thursday, November 21, 2019, in the City Hall Council Chambers, 16860 Main Street, Wildwood, Missouri 63040. The purpose of this hearing is to consider requests for variances to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual properties identified below. Please review the individual notice of publication pertaining to your petition of interest for information relating to it. To report any inaccuracies in the text or seek further information about these requests, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this hearing, the following requests will be considered by the Board of Adjustment for action:

B.A. 23-19 Sandi Murray, 5032 Fox Creek Crossing Drive, Wildwood, Missouri 63069

requests exception to the Minimum Yard Requirements (General) for the purpose of retaining an existing single-family dwelling (circa 1997) upon the property located at 5032 Fox Creek Crossing Drive [St. Louis County Locator Number 29Z640077; Lot 10 of Fox Creek Crossing Subdivision (Est. 1995 - PB336/Pg81)], which would thereby authorize a front yard setback distance of forty-seven (47) feet in lieu of the fifty (50) foot standard from the edge of right-of-way/private roadway easement for Model Realty Road/Fox Mountain Road, respectively. This request is contrary to the requirements of Chapter 415.070 FPNU Floodplain Non-Urban Residence District and Chapter 415.090 NU Non-Urban Residence District of the City of Wildwood Zoning Ordinance.  (Ward Six)

requests an exception to the Natural Resource Protection Standards for the purpose of maintaining an existing retaining wall (circa 2009) and installing an inground swimming pool, with required concrete decking, all in conjunction with an existing single-family dwelling upon property located at 23 Grand Meridien Court [St. Louis County Locator Number 20W620141 – Lot 21 of Meridien Subdivision (Est. 2002 - PB350/Pg174)], which would thereby authorize the relocation of the Natural Resource Protection Line, and accompanying twenty-five (25) foot foundation setback, to another portion of the lot, while maintaining the existing amount of preservation area on the overall property [i.e. an equal exchange between preservation and building areas]. This request is contrary to the requirements of Chapter 420.200 Natural Resource Protection Standards and Procedures of the City of Wildwood Subdivision and Development Regulations, Chapter 415.090 NU Non-Residence District Regulations of the City of Wildwood Zoning Ordinance, and Planned Residential Development Overlay District (PRD) Ordinance #631, approved by City Council on November 28, 2000.  (Ward Three)

requests an exception to the Natural Resource Protection Standards for the purpose of installing an inground swimming pool, associated concrete decking, and accompanying retaining wall, all in conjunction with an existing single-family dwelling (circa 2012) upon property located at 111 Grand Meridien Forest Drive [St. Louis County Locator Number 19W310114 – Lot 2 of Arbor Trace Subdivision (Est. 2006 – PB354/Pg28)], which would thereby authorize the relocation of the Natural Resource Protection Line, and accompanying twenty-five (25) foot foundation setback, to another portion of the lot, while maintaining the existing amount of preservation area on the overall property [i.e. an equal exchange between preservation and building areas]. This request is contrary to the requirements of Chapter 420.200 Natural Resource Protection Standards and Procedures of the City of Wildwood Subdivision and Development Regulations, Chapter 415.070 FPNU Floodplain Non-Urban Residence District of the City of Wildwood Zoning Ordinance, Chapter 415.090 “NU” Residence District Regulations of the City of Wildwood Zoning Ordinance, and Planned Residential Development Overlay District (PRD) Ordinance #978, approved by City Council on July 28, 2003.  (Ward Three)

requests exception to the Minimum Yard Requirements (General) for the purpose of constructing a new single-family dwelling at 18640 Hawks Trail Drive [St. Louis County Locator Number 25Y430040 – Lot 6 of Hawks Rest Subdivision, Plat 6 (Est. 1995 - PB337/Pg88)], which would thereby authorize a front yard setback distance of ten (10) feet in lieu of fifty (50) feet from the edge of the established private roadway easement, with associated land disturbance in this same area.  This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood’s Zoning Ordinance.
